Do you have other income (pension, dividends, annuity, etc) that they can verify?
What other attributes are you looking for in this home? Acreage, garage, number of rooms, etc. Do you need to be near medical facilities, or shopping? I drew a vague circle about 40 mile radius from Knoxville on a real estate map and came up with over 200 homes/condos/manufactured homes for sale under $250K. Try a real estate website like Homes.com or Zillow.com to see photos and specs of homes. You can draw your own boundaries for the area and see everything for sale that meets your criteria. Like this:

Depends on where you are looking in East TN. You can find a home for that amount, but the values have skyrocketed in the last 3-4 years.
