I'm flipping a house with a $2.5m target ARV in Tennessee. One of the features I'm adding is a 46x24 rooftop terrace overlooking the river. I have ~ $40k left over in my budget, and I have 2 choices:

1. Add a reflection infinity edge pool on the terrace that "flows" into the river. Cost $40k.

2. Add a built in espresso machine, transform master closet from old melamine shelves to a costum organization space (same footprint), and increase the size of the 80" x 24" pantry to 80x40". Cost $43k.

The rooftop terrace should be a great space even without the infinity edge pool. But the kitchen and costs are also more than adequate without those upgrades. Which option would you choose to try to add to the wow factor for the buyer?

I'm thinking that anybody who has the bucks and the cohones to plop 2.5million into a flip wouldn't need to ask this question on an anonymous forum like CD.

And, upon second reading, I wanna know how many people in TN can buy a 2.5million dollar house. I'm sure Nashville has c a handful, but really???

If it's one or the other and you're set on it, I'd go pool on the terrace. Nothing wrong with putting that 40k in your pocket either.

I'm trying to figure out how an "infinity pool" on top of a house that's high above the river is going to look like it's flowing into the river. Last time I checked, the surface water of any pool was LEVEL. Therefore, if someone is in the pool and gazing out across the surface of the water, it is going to appear to be going way over top of the river below.

A luxury estate which is not a single story would be most desirable if it has a beautiful residential elevator.

Pretty much all the new construction I’ve seen in our area has elevators. We’re actually putting in a three-stop elevator as part of our upcoming remodel.
