We have relatives that live in a 55+ Mobile Home Park in Albany and they really want us to look at moving to Oregon. We will be visiting them in a couple weeks.

We are retired and in our early 70's. We are buying our house (with a mortgage) and could sell but have no idea what Fees are in 55+ parks...

Also would like tips on where to look or where NOT to look.

You are going to have to call or walk into the manager's office and ask. There is no fixed rate for lot rent.


Will your relatives who live in the park not tell you what they pay for rent?


Be very aware that it is rent for the parking space and not a fixed rate mortgage so the rent can be raised and you will have to pay it since moving a mobile home is a huge project and you might not be able to find a place to move it to.


I know of one mobile home area (not a mobile home park, no amenities) in Bend where the mobile homes are on a ground lease, so ask around and maybe there is something like that in Albany.

This is a total learning curve for us as far as living in a Mobile Home. I'm going to have to investigate it more. I'm just tired of having to do yard work and all that comes with home ownership.
Yes my brother told me his space rent is like $700.00. He was able to pay cash for the Mobile...

If looking at a MHP, I would start here, or similar. (Resident owned community)

They can be highly desirable and often your equity grows. A ROC in one of our home towns has by far the least living expenses, nicest park, and the homes hold their value. (Waiting list for new buyers). That is not uncommon with ROC, but each park, location, and residents vary.

You still own the mobile home and have to maintain it just like a stick-built home, and maybe more so, depending on the quality of the materials used to build your specific MH . You may also have to still maintain the grass and shrubs on your lot, but you can likely pay someone to do that pretty cheaply, since the lot is so much smaller than most traditional home lots. Still, if you are looking to downsize, and down price, then it is a very viable option to make a simpler home life.
