Look like that there is a possibility that I will have to move to Georgia from Northern New Jersey.
If that will happens then I will work in Duluth.
We are looking for nice, safe and quiet place to live that is not far from work.
We have 15 month old twins – that means good school, daycare and kindergarten also matters to us.
House that we are looking for should be not higher then $350K on leveled lot and over 3000 SQ/F.
Since I only have been in Atlanta on business trips, I really have no idea where to move, so, any advice would be really appreciated.

Nicest part of Duluth is near Sugarloaf country club (home of BellSouth Classic and many Atlanta Falcons players). For 350K, you probably won't able to buy a new house (500K and up), probably an older house built in middle 90's. Old Peachtree road has a lot of houses (I-85 left side). Parson Elementary is probably the best elementary in the Gwinnett (and only three year old). I was thinking about buying a house there, but decided to against it when my wife decided to go to school again.

Also, there are subdivisions along peachtree industrial side very nice.

Still, recommend to rent for a little if you can. Learn about neighborhood before you buy.

Default Buford, Alpharetta, Sugar Hill

I notice a lot of people mention Buford, however some people tell that it is going down hill.
Alpharetta looks nice based on some posts – shopping, dining.
For some reason no one mentions Sugar Hill.
Any opinion about these towns?

If you’re in the area, you might wish to ride along Old Peachtree Rd both to the right and left of Sugarloaf Pwy. There are many nice neighborhoods. You might try googling some of these neighborhoods to see if there are homes for sale in your price range.
Duluth: Old Peachtree Plantation, Parson’s Plantation, Stonebriar, Sugarloaf Country Club, Stonehaven at Sugarloaf, Woodbridge
Suwanee: Old Savannah Square, Maple Ridge, Belmont, Berkshire, Magnolia Walk
