What do you see the populaton of (only) Boise City in the next 10 years?

250,000, maybe 260,000

I think the majority of growth in the valley is going to be Nampa / Meridian and south of Boise.

That might change some if Boise annexes more of the SW Boise area that is outside of city limits...

In ten years as an agent, I have never worked with more out-of-state buyers than I am now. We are seeing a huge influx of new people, particularly retirees. My bet would be on continued growth--not sure about hard numbers, but I wouldn't be surprised to start seeing Boise back on the list of fastest growing areas in the country again.

Haha, my first thought was "so you think the population is going to decrease?". Then I actually looked up our 2010 census numbers. /sigh It's really difficult not to think of Meridian/Eagle as PART of Boise anymore. Boise just feels more populated than 205k people

Yes, it is hard to think that it is only in the low 200,000s when the city limits are so blurred.
There was an article I read a while back that was printed in 2007 and they estimated Boise's population to grow to ~270,000 by 2012 if growth was as steady as it was back then.

I also remember reading something that stated Boise's estimated population now is somewhere around 213 - 217k, but I don't remember where I heard that or know how accurate that is.

South Boise (south of Overland) has a lot of room and it's developing very quickly so I could possibly see 250k being a realistic figure 10 years from today.

From what I've seen just in the short time I've lived here, I think most of the development will be around Ten Mile from Overland to Chinden and west a bit - filling in some of the gap between Meridian and Nampa. I could also see Kuna developing northward into the southern portion of Meridian. This is all if growth continues at a steady rate, though. It seems to come in spurts, so who knows how it will actually happen.

Did anybody read the KTVB article about our traffic? In that article it was estimated that the Treasure valley as whole would have a population of 1,000,000 by 2040. That's something like 12,500 new residents each year across the valley.

I can see Kuna sprawling to the east and Boise going southeast in terms of growth.

But, will there be enough jobs to support that kind of population growth? I don't see that happening.
