They look at incomes in the area compares to home prices. What they are not factoring in is large down-payments from out of state equity, or buyers paying cash. Not really high risk buyers that would be expected to run into issues down the line.

Exactly, out of state 6-figure professionals from California, New York and other blue states are driving up the TV prices like crazy. Native Idahoans are being shoved out.

That's what is happening but it is happening everywhere. It takes both buyer and seller to come to a price. It takes two to tango so both are at fault.

So true. Don't forget Nebraska, South and North Dakota, and Oklahoma.
