I wonder if the city will manage to hit 200k by 2030, between donut holes, the slow shift from mid low density urban to high mid density urban (we aren't remotely close to what i'd consider high-density) and then of course the Cainhoy area barely being started when the census numbers were taken.....

An updated blueprint for growth is in the city’s near future, on top of the recent tendency toward denser housing. More recently annexed areas will certainly be denser and developed on higher ground with less sprawl then in years past. A well designed city can fit a lot of people in comfortably. That’s what cities (are supposed to) do.

When you look at the warehouses and truck terminals in the 'Neck area' it's an absolute waste of space. You don't need to be an Urban Planner to know the value of Riverfront/Riverview properties.

We were just up in Georgetown on a Daytrip. Once you get off of Hwy 17 and past that hulk of an old Mill.....they've done a wonderful job with their Front Street Historic district. The residential streets right off of the Harbor have some beautiful homes.

Everyone is aware, that's why the bridge to nowhere is there. It's just taking forever. Has already been through 2 recessions, and cleaning up the polluted land isn't/wasnt a simple task. Theres environmental studies, land aquisitions, row's, etc that move slower than snails. And now construction costs are as high as ever.

It's a matter of when not if, but the census numbers aren't gonna make it go any faster. One day...
