Looking to make a move to an area that has mild winters. We are in our early 70's and would like a small place to spend the next 20 years. Suggestions of something that is affordable. In the high 200's

certainly possible to get a small place for under 300k. Do you have an area you like? How many squ ft are you thining for a small space?

We live in a gated, 55+ community in Cane Bay. This is an unusual area, as it's mostly developed by builders of homes for young families. However, there are two 55+ communities here, surrounded by the younger folks. The two are Del Webb and Four Seasons (built by K. Hovnanian). Additionally, there is a second Del Webb community in Nexton, only a few minutes away.

I think that your parents will be hard pressed to find a home in the range that you've stated--at least in this area. The past 18 months have seen enormous increases in sale prices. If they have the means and are looking for a small home, they are more likely to find prices starting in the low $300s range.

Our community, Four Seasons is geared to active 55+ retirees and those still working. There are many engaging activities and a Lake House (clubhouse) of 24,000 sq. ft., indoor and outdoor pools, clubs, miles of trails, lakes, etc.

Our winters are mild--definitely far removed from those in the North.

The area is convenient, and the asking prices are in your range, but check the HOA fees.

You can certainly find that in the North Charleston/Summerville area. They all have monthly fees and they can vary considerably so they need to be considered property by property. The Elms of Charleston, mentioned above is a likely possibility and will probably have the lowest monthly fees. Four Seasons and Del Webb (both in Cane Bay) might also be a good fit. If you are able to stretch your budget a bit more there will be more options but you'll really want to come down to see each subdivision personally if you can. Have you been to the area before?

Del Webb also has a community in Nexton which is a master planned community though you definitely will be into the $300's there and maybe the mid $300's. Cresswind at The Ponds and Pines at Gahagan are two more that might be good with a bit of a budget stretch.

Charleston is sub-tropical and has very accommodating mild winters. Every few years we'll see a little bit of snow just to remind everyone what that's like.

Yes, there is a fee for land/maintenance a month at Southern Palms. Home prices are significantly less because of it, and it was a good tradeoff for them so they could afford to buy the home outright.

I can understand such a fee but the question is do they own the land their home sits on? In many mobile home parks one does not own the land their unit sits on and the land owner can cancel the rental contract leaving one to have to move the home. I have a feeling this is similar but maybe a 50 or so year contract. I have seen some like this with a 99 year contract.

I have found the answer. One rents the land their house sits on from Sun Communities. I have no costs nor length of the contract. I expect there are some resale rules. I would need hard answers before I purchased.
