Purchasing home on West side (Cincinnati, Cheviot: buying a home, neighborhoods, buying)

I need a current viewpoint/reality check on home buying on the West side of Cincinnati. I myself have been gone from Cinti over 10 years, previously lived in Wyoming, and so am clueless.

I've mentored a young man for many years -- he's 37 today and newly married with a child on the way. He's lived almost his whole life around Covedale/Cheviot/Montfort Heights. I only know those areas from visiting him over the years

He works near the old Western Hills Plaza and is starting to think about buying a home for his family in the area. His brother lives off of Anderson Ferry Road, so the West side is the only area to consider in this thread.

The purchase is a year out. And yes, no one has a crystal ball. But generally, I'd like to know what areas will probably maintain their value. Safety is a major consideration, too.

Realistically, budget probably can't exceed $200k. Schools aren't an issue now, and even 6 years from now, Catholic school will probably be an option.

I appreciate any insights to specific neighborhoods/streets that would be acceptable.
