are you sure about that? I'm not so sure ...

check the listings for air b'n'b.

I did for this resort and there's 2bd/2b and 3bd/2ba units available for about the same price for a week on a per-head basis. Two couples sharing the 2/2 unit would actually spend LESS for a week than this unit would cost per year.

this resort has some good reviews on-line ... but so do many others in the area offering comparable facilities/amenities/beach access with competitive rental rates/cleaning fees for a week's stay.

FWIW, we ran into a similar situation with the two time share condo's we inherited. There were comparable units to ours, some in the same complex/building as ours ... that were available for a week rental at the same price as our annual maintenance fees. Those annual maintenance fees did not include capital improvement assessments which had historically been voted upon by the owners and approved to do major unscheduled repairs or upgrades to the facilities.

PS: in the time between our acquisition of our time shares and before I found out about the "turn-in program" to the operators, we got repeated hard sell sales calls trying to get us to "upgrade" our deeded membership. The idea was that we'd get preferential treatment and access to condo's that we couldn't at our then membership level. Of course, the operators had done their diligence to determine in their view that we could afford a $6-figure "upgrade". No way, and one "catch" to using any of their facilities was that you had to "attend" a "mandatory" owners meeting/sales presentation for any given stay we'd make. Just what I need ... a high pressure sales meeting where I'd already paid for the pleasure of the use of the facilities.

I've friends with two sons who now are "star" top selling salesmen at these types of resorts in Hawaii. They "work" several hours per day and apparently close numerous deals per week. Making enough money to now afford new vehicles, boats, and SFH's. The commission structure must be quite lucrative for these boys. They spend much of their time each day surfing or fishing when conditions are good.

I can only agree that the value of a time share is in the use of it, an exchange, or a rental cash flow that pencils out for the owner. Tread carefully.
