We are considering moving to Southport NC, just wondering how much, roughly, we will be paying for homeowners insurance, hoping the property will be on water or some sorts.

We live in a community 2.5 miles from the ocean and pay $2700 in homeowner's insurance on a house worth about $325,000. That figure has gone up 10% each year over the past three years. It is higher than our property taxes, which are about $1900/year.

Brunswick County property tax rates are in the following table. If you located within the town limitsof Southport, that rate would be added to the general county rate. http://www.brunswickcountync.gov/tax/rates/

Homeowner's insurance will be higher if you are closer to the water, and you will have to factor it by your house value. We used Don Bullard Insurance in Wilmnington, and have Universal Property and Casualty.

We got insurance through a broker, Coastline Insurance.

Coming from the Baltimore area, and getting a slightly larger house here, we found that total insurance and property tax costs were roughly the same for both areas. Obviously taxes lower and insurance higher. We are .25 mile from the water.

We are in the same situation after living in Silver Spring Maryland. Insurance and property taxes added together end up about the same.

We have some concern about future increases in insurance rates. The other concern is the cost of electricity in the larger house. The State just added a 7% sales tax on the electricity bills. Water and sewer bills are surprisingly high. The standard sewer bill is $62.50 in Onslow County regardless of usage. Water is about $18 for two people, and higher if you water the lawn in summer. IDK what it is in Brunswick County.

Property taxes in Southport are very low. Whether you need flood insurance depends on your exact location. My house is 2 blocks from the water, but I'm 20 feet above sea level, have a very remote chance of flooding, and do not carry flood insurance. I think my fire/wind insurance is about $2,500 a year.

Utilities in Southport are high, especially water and sewer. The base charges are about $60 dollars a month, which includes 3,000 gallons, I think. My average water and sewer bill is about $70 to $80 per month.

We paid 13k taxes in NJ, down here we pay 2000. Life is good down here.
