Montrose is a good idea, but homes are getting expensive there too. A basic house most anywhere in Colorado is 450-550. My one son's house in Arvada appreciated from $500k to over $600k this past year. Another son's house in Lakewood appreciated from $450k to over $500k this past year. Both homes are in basic neighborhoods on 1/4 acre lots. A couple of nice areas with little snow and prices within your range are; Rio Rancho, New Mexico just north of Albuquerque; Springdale, Arkansas (check out entire area of North West Arkansas); or Casa Grande, Arizona. Another area that is booming with great home prices is Lubbock Texas. Kinda windy, but you are used to that. Just some ideas.
