Buyer beware,ask about mineral and gas rights to your land purchase ,ask about access to your property ,does it have county road access,be weary about easements,they are not enforced by law enforcement you have to go to court.most realtors won’t answer these questions.
Be very careful with buyer exsclusive contracts,the realtor is double dipping and your stuck with a dishonest realtor just don’t sign it ,why would you pay a realtor to represent you in a real estate transaction when your the buyer,that’s what title insurance is for and ask questions,if the realtor won’t answer dump them.
Cure clauses are the most dishonest words you can have in a real estate contract don’t sign it .get another realtor.
Many realtors are decent honest realtors ,but just as many dishonest.read the deed before you sign,quit claim deeds mean just what they say ,consult your lawyer. Mineral claims are leases you may want to do a lot of reasearch before you buy.
I see a lot of junk for sale.a lot of these homes have no permits ,the septic or wells or electric.plumbing,gas.check with the county city or state first.
Someone should start rate your realtor site.

Oil, gas and mineral rights are adjacent to real estate.
Exclusive right to buy or sell are not dual agency agreements. Dual agency is illegal in Colorado.

If you feel you have been wronged by a real estate broker, you can file a complaint with the real estate commission. Dre.Colorado.gov.

If off-gridders/preppers are still buying property in the San Luis Valley sight unseen in this day and age, they kinda deserve what's coming to them. It's fairly common knowledge the valley is a real estate grifter's wet dream.

Why is it most realtors don’t respond to request.it seems if you ask about permits,or mineral and gas rights the realtor disappears.
I have found that these by owner land sellers already stripped away the mineral and gas and oil rights .leaving unsuspecting buyers with surface rights only.
It should be mandatory to disclose mineral,gas and oil rights .everytime I ask about permits ,oil,gas or mineral rights the realtor quickly disappear.
It should also be disclosed you are not granted water rights on less then 35 ac in Colorado.

Speaking of "off-gridders" there's an article in today's NY Times about three people (two sisters and a 14-year old son) who died of malnutrition this past Winter while trying their hand at living off-grid near Gunnison.

Excerpts:

The three had lived on soup and other prepackaged items, and their bodies were emaciated, ... The only food found at their shelter was a single package of ramen...."

They were camping in heavy timber in the remote mountains east of Crested Butte with a 14 year old living on foodstuffs that required replenishment. Failing to plan is planning to fail.

Yes. For more, here's just one of our threads on the SLV, this one mentions Louis Bacon and his 176,000 acre Trinchera Ranch. I did an advanced search on Louis Bacon and found hits in four threads.

Anyone seeking more may use our search tool with keywords: Trinchera or Forbes or Louis Bacon or SLV as we've been down this road numerous times as starry-eyed people come looking for advice on living off-grid or homesteading in one of the harshest climates in the lower 48 states. We also get those people with buyer's remorse.....
