^^^ That was my question. If this proposed development is in Phenix City, it diminishes the excitement factor.

Why does it matter? This is a huge project that will have regional impact. It is the largest piece of undeveloped land along the river. Makes perfect since IMO because it is right off of a major highway. Anyone driving to the beach or heading to Auburn from the east will drive right by it. Columbus and Phenix City are very connected. It is a stones throw from Columbus. Excellent location.

I agree it is an excellent location. The proposed project is not diminished in any way by having it located in Phenix City. Bass Pro is known for locating just outside major cities. Take Montgomery's Bass Pro for instance. It is located in Prattville, Al. a town of less than 34,000 and smaller than Phenix City. As you can see city size has nothing to do with it. But what does play a part in courting potential tenants is marketing incentives, having a large population base that will want products that company offers (i.e. Whitewater will attract 188,000 visitors with many buying a variety of outdoor gear locally), being in close proximity to a major metro area (i.e. Columbus 293,000 metro, Atlanta 5.2 million metro, and Montgomery 375,000 metro), and lastly many want to be a part of a larger commercial development. We can check all these off and agree that Columbus and Phenix City all possess the "attraction factor" that Bass Pro and many other companies are looking for. It is only a matter of time before we land a Bass Pro and see this large vacant area along the river become a major center for the region. My guess would be to look for development within the next 2-3 years.

I don't understand why people are so down on Phenix City. It's just a bridge away from Columbus. As the Whitewater venture progresses, I am sure the Phenix City side will get better. I look forward to the changes.
