Hi All,

I am contemplating selling my home and was wondering if a flat fee commission agent is the better way to go? Listing price of the house will be around $770k to $800k in fairfield county. 5% of $800k is $40k so I am not sure if a traditional agent can deliver an additional $36k of alpha in the current market.

The sale of my home in Fairfield County was flat fee. I sold last year with Realty by Design. My home sold for 750, but I consider that I sold it for 790 being that I did not use a realtor, neither did my buyer. The home sold quickly given the market and I felt that I did financially much better by not using realtors. I did offer 2.5% to a buyers agent, but the buyer chose to not use a realtor so both parties would get a good deal. Very happy with this route, all I needed was an attorney to sign off.

At worst why pay 5%? Many brokers will do 4.0 to 4.5 with 2.0-2.5 going to buyers broker.
If your listing broker brings the buyer 4.0 max.

Now if your house will sell fast in this market......why even use a broker??

If the price is in line with the neighborhood and comps then by all means go with the flat fee. Many are still looking to escape from NY.

Theses low cost brokers seem to reappear just before a market crash. It will be interesting to see if it happens this time around.
