So I've been looking for houses in Newark and Bear for the past month. I'm starting to lean towards Bear due to it feeling less crowded between houses in my price range of sub-$350k.

I was told about houses being on the south side of Rte 40 being the "good side" and these homes hold their value better. I found a raised ranch I like that's north of 40, nearby Rte 13, essentially on the "bad side" of the highway. I couldn't find much more information online about it, so now I'm here. Is this Rte 40 split similar to the Delmar Divide that happened in St. Louis, MO?

I have found some other homes more west and south of 40, some even in the Appo school district. However, it starts to get far from my work near the New Castle Airport and UD for the nightlife.

In your price range, you should easily be able to find a home in the Bear/Kirkwood/St. Georges or Glasgow areas. These are close to both your work and UD with travel at about 15 to 20 minutes. I would not recommend New Castle, especially near the split.

Good to know! That's what I've been hearing.

Been looking around the areas you've mentioned. Haven't found the right house with location and layout. Definitely found the right house in regards to layout, but the location leaves a lot to be desired being right by New Castle.

What do people know about the Jamestowne subdivision of Bear?

Yes, right by New Castle, right by Langollen Park. Is it a good area to get a first-home in?

New Castle has quite a bit of property crime. I taught in the district for many years and have had students in every area of the town, and I would not move to any neighborhood in the city of New Castle, except for the Battery Park area, which may not be affordable for you (there are reasonably-priced homes there, but they are old and do not have a great floor plan).

What you might want to do is log on to Nextdoor.com. I do not know if either community is on this site, but if they are, then you will be able to read about any problems. Neighbors and county police post on this site.

Let me also say that except for the city of Wilmington, which has an outrageous murder rate, the main crimes in NCC are property crimes.

Good to know about that. I'm a car guy so I'll definitely be parking some vehicles outside on my driveway, don't want anybody messing around with those.

I'll definitely be searching on Nextdoor then. Never knew a site like that existed!

Make sure that your vehicles are locked at all times. Not only have I had students on probation for breaking into cars, but even the nicer neighborhoods south of New Castle have had this problem. It is serious and county police keep sending out alerts to keep cars locked. Also, cameras and good lighting will be important no matter where you move. This part of Delaware is still somewhat transient, and it may become even more transient if the new governor can bring some industry back to Delaware.
