As many others have recommended on other threads, it's often wise to talk to people who actually live in the community that you're considering. We've had a lot of people drive through our community and ask us (before it sold out) and we never minded talking to people, several of which became our neighbors.
Once again, this is the type info I got when I was looking for a place for us to relocate to. The people on CD are the best.

Very familiar with SLD. FIL born in Millsboro. New home is a preference for us. We thought Beazer’s Estuary in Franklin DE at first. We currently live in a 55+ community built by Beazer. Beazer wasn’t perfect, but they did make every effort to address the issues in a timely manner. THEN, we were doing the backroads this past August and found Tidewater. That’s when we experienced the Schell home. My hubby is nearing 70 and continues to work as a municipal engineer. He deals with Beazer and Ryan, Hovnanian, DR Horton to name a few. So we did some more back roads later in August and that’s when we found a community called Spring Breeze. We fell in love with the environment. It’s wooded, the lots are spacious, and it won’t be a huge community. It is a Ryan Home project, however. That unfortunately was a deal-breaker for us-hubby mostly. We live a couple hours away in So. NJ. With Ryan, you’d need the finger on the pulse at all times. So my hubby says. So it’s back to Walden, another Schell project that’s three phases. Walden is down the road from Spring Breeze by the way. Harbeson DE is the mailing address. Good luck in your pursuits.

Lyndyb hit the nail on the head. I do work in new construction every day in Delaware. You'll hear good and bad about every single builder. My son had a Ryan Homes built and can never say enough good things about them. After 4 years he decided to move to southern Delaware. Now he's having a home built by Schell Bros. mostly because he likes the location. Time will tell.

Thank you again... I was looking at spring breeze and Walden ... do you have to pay for flood insurance ? Not sure how close these communities are to the beach.

You don't have to be near the beach to be in a designated flood area. You can be anywhere and be in a designated flood area. Here's a link. Plug in an address and you'll know.
