I am considering buying a condo in the city of Wilmington. I just like the idea of being able to walk to the festivals, being close to the Philadelphia airport for travel, being close to all kinds of amenities, and I like the idea of not having to take care of a yard or household exterior since I plan to travel a lot. I am not in Delaware currently, but I am from there, grew up there, and am thinking of moving back home in the next few years and to that end, I am watching real estate. I have some cousins in Wilmington proper, but most of my family is below the canal and that's where I grew up and that's what I know well.

I am looking for a condo with a garage and prefer 2 bedrooms. I have $320K in my housing account/investments and would like to avoid a mortgage if I can since I know I will have condo fees and possibly assessments to deal with. I've found a few buildings with condos I like that are comfortably in my price range but I really don't know what buildings are the best and was wondering if any one had any suggestions or tips on buildings to avoid. Any advice is greatly appreciated.

It's a lot like talking to myself, replying to my own thread. But I saw another thread on Northern Delaware and the replying posters seemed to appreciate the info that the original poster provided, so I am going to borrow their list.

When are you moving? In the next two years give or take. Just starting research now.
Where are you coming from? I am from Delaware originally and lived all over as my job had me moving around. Right now I am next door in Maryland.
Why are you moving? Just want to move back home, closer to family, lower taxes and I will most likely retire in a few years and Delaware is a good place to retire to. I want a low maintenance condo and considered the beach areas like most people. I love the beach. But it seems too pricey and I know from relatives living in the Rehoboth area that there that it's getting harder to get doctors, vets, and just get around because it's a little over built.
Where will you be working? I work remotely now.
Have you been here yet? I am from Delaware. I grew up in New Castle until we moved to Smyrna when I was a teen. I live close enough to visit regularly.
Will you buy or rent? Buy. I hope to pay cash with the nest egg from the sale of my house.
If buying, are you looking for a house or a condo? How much can you spend? Condo. I have $320K in the nest egg but prefer to spend a little less if possible. I won't rule out a small mortgage if needed, but I don't prefer it. Do you prefer hi-rise or walk up? high rise as I hope to retire to the condo.
Are you married or single? Do you have children? Single. One adult child in college who may or may not move back in with me after college.
Do you prefer public or private schools? NA
Do you have pets? Right now I have a small dog with plenty of years left if all goes well.
Do you want or need a yard? I do not want a yard at all.
Are you keeping a car? Yes. I don't think one can really get around well outside of Wilmington without one. But I hope to mainly walk within the city.
Do you prefer bustling activity or calm and quiet? I prefer quiet and the few times I've visited family in Wilmington, it seems pretty quiet for what it is. I've lived in cities before and in high rises in cities. I figure an older building with nice, thick walls will work for me.
What do you want to be closest to? Basic services, restaurants, things like the Italian and Greek festivals, as well as train and airport.

We were seriously considering moving to Wilmington a few years back. If we had done so, we planned to look at Christina Landing and hopefully buy a condo there. We thought the location was great:
