my husband and I are empty nesters and found a house we really like in gvr, its near 40th and picadilly, and I found this site today and am having 2nd thoughts..we haven't found anything in Aurora and its a sellers market out there, people are standing in lines to see homes in Aurora are older and we wanted something newer..we put a contract on a home in gvr and I am now worried I made the wrong decision, I have not seen anything bad in this area at all, yes its a mixed community but so is every where else now adays...so what are your thoughts for the area we are purchasing, I get scared for I am reading that the values are dropping out that way..and I thought since Colorado is bringing more people here, and the area is still building that I was making the right decision to gain equity in the next 10 years...

we are buying a house near 40th and Kirk...has that area improved since 2005, I have read so much negativity about the gvr but have not been able to pinpoint which areas... the street were moving on seems to be well maintained, quiet, near a school, and now im a little nervous about people doing drug deals in the park down the street, by the school, hiding by my car..I want to feel safe and secure and is it starting to get better, I figured it should with all the new construction going up, new retail..etc..

I would think that if the homes are well-maintained and there aren't "junker" cars in front of houses, you're fine. I looked at some new construction maintenance-provided homes out in GVR last summer and the area looked fine to me. You just got a lot more for your money, compared to Stapleton where I live.

My girlfriend and I mover to GVR about 3 months ago and we are very happy. It is definitely worth every penny we paid for our house. It is 3 years new and has a lot of up grades. The neighbors are good people and there is peace-and-quite in GVR. It is definitely a good place to live. And we are 20 minutes from down town Denver.
