Ferndale is relatively hot but has terrible schools, so there's probably a ceiling on potential values. Royal Oak has pretty good schools though pricey for what you get. Hamtramck has bad schools but an immigration gateway so there's always some demand.

I would not invest in Hamtramck. Detroit would be a better investment if you can afford an investment property in one of the city’s desirable neighborhoods. Ferndale is still a very good investment. Although schools aren’t great, it attracts young people and houses there get snatched up quickly.

Hamtramck attracts young people, too, and has alot going on for its self - ethnic restaurants, bars, bakeries, small boutiques, Detroit City Futbol Club, and is bikeable to New Center and Midtown.

Exactly, plus it’s neighbourhoods are all largely intact and functioning, unlike some of the surrounding areas.
