Does anyone have any information on the "Shadow Ridge Estates" land area in El Paso county ?? I do believe it's Northeast of Horizon City just south of 62.

I have a plat map for Shadow Ridge Estates Unit 33. It states It is 116.674 acres being a portion of section 16, Public School Land Block 7, El Paso County, Texas. I also have a plat Map of Unit 33. It states it is75.5 acres being a portion of Section 4, School Land Block 7, El Paso County, Texas This was land sold by Horizon Land Corporation about 1972. Hope This Might Help.

Roads were roughed out in the 1970's but no development occurred and the lots will likely remain unserviced for the foreseeable future - no water / no electric

I need to correct original posting on units in Shadow Ridge Estates (typing and proof readong not to good). Unit 31 is 116.874 acres Not Unit 33 as I Wrongly stated. The 75.995 acre plat was Unit 33 as stated before. Who is ever going to develop these properties I wonder? If ever.

I did a google earth flyover of Shadow Ridge Estates (2006 data), saw lots of subdivision streets but no buildings. Retirement lots - but what generation?

Well, it's off Montana (near the intersection of Hueco Tanks Road). It's got that going for it.

Default Shadow Ridge Estates

The turnoff into the north part of Shadow Ridge is approx. 2 miles west of the Hueco Tanks Rd. on 62/180, (Montana St.) The turnoff is not marked, look for a white cattle guard on the south side. Google Earth - enter address of 16697 Montana, El Paso County, TX. This road is labled Fabens Cutoff Rd. on some maps, Sun River Lane on plat maps. Rough road - and after a rain water filled potholes cover the entire width of the road - not suitable for passenger vehicles.

Found another map for north access to Shadow Ridge- Fabens Cutoff Rd. aka Sun River Lane - is labeled Connelly Road.

I received a call from National Land Investments in Trust @: 405 S Dale Mabry Hwy Ste 313, Tampa FL, 33609 , (877) 249 5121. Explaining to me that the lots I own in Shadow ridge will never sell because of no water or utilities. The only way would be in 5 acre tracks to land investors through his investment firm. So the premise is if I combine my lots with others to create the 5 acres I would get paid $9,000.00 a lot.
So I don't know...I checked them out with BBB and they have an A- rating but still they want $495 up front to advertise for a year after which they'll still try to sell it to undeveloped land investors without the ads.
Should we combine and go for it ?

IMHO:
- smells like a scheme to get you to buy more properties from them
- you would be wasting your $495.
- you would also be out the $000's needed to buy up adjacent properties and put them in your name (purchase price, legal fees, county fees, taxes, and pay all back taxes)
- you would also be out the legal & county fees to combine the properties.
- after all these expenses and effort you would still not have a buyer
