Hi Everyone!. Trying to decide if building is an option for me. My family and I will be hopefully be moving to NWA next year and I would love to live near Beaver lake, can't afford waterfront. Does anyone have ideas on the cost of building from raw land? Just want a single story 1,800 to 2,200 sqft with a 2 or 3-car garage? I would like to keep cost under 300K including land purchase, not sure if this is a pipe-dream or not. Any information would be greatly appreciated.

Wondering about:

Cost of bringing utilities to lot
Cost of putting in septic
Cost per square foot nice, but no fancy upgrades

I will be flying out to look for houses and or property in January with my daughter and her family and my parents who are in their mid 70's. I am trying to convince the whole family to move.

i'm going to throw out a number of 150 per sq ft. it should give you a ball park idea.

That should be plenty: it might be a little lower, depending on what is needed, but you are certainly pretty close I would think. I am guessing the best way to get a decent ball park figure is to correspond with a builder. Any of them should be able to give a rough estimate.

Out by the lake, 150 to $200 depending on lot slope. Perc test will determine septic cost, allow $7k. I don’t remember meter cost, $1k?

I think there are good reasons for building vs buying an existing house, but saving money isn't going to be one of them. It would cost probably $300k without the land, how much does a lakefront lot cost? you really can't find any existing properties that would work that aren't cheaper than building from scratch?
