Default Curious about downtown

Coconut Grove/Valencia Terrace...Off McGregor...

Family (2 kids). Both in middle school. Moving from Palm Beach County. How safe is the area? What are the schools like. We are moving from McSuburbs, gated HOA, looking to get out of the cookie cutter neighborhood, found a cool house with charm and just curious about the insider stuff-
1) Insurance, is it going sky high after Ian, can you even get it?
2) Utilities, sometimes in a city they are way higher and way worse
3) Noise level, I don't think there is too much noise in downtown, other than if you were right next to the hospital, which this isn't
4) Home values, do they hold steady in this area?
5) I imagine there is some city taxes compared to being out east where you are in county not city...how much of a factor?

Any other insider advice...
