I think they're talking about Wilmington, NC, not Wilmington, DE. As you've stated, we don't even have an MSA, so I don't see how they could crunch their numbers when MSA is the benchmark. Wilmington, NC is the second fastest growing metro in the state, so this has to be about that area.

Which still doesn't make much sense. Wilmington, NC making the list over Raleigh, Durham, Charlotte, or even Asheville? Even on a per capita basis, it's a huge head-scratcher.

I could be wrong but Wilmington could have a higher per capital amenity rate then Philly. I'm not sure.. but it's not implausible.

I don't disagree with you that a high population of students could effect this but this would mean we should be seeing other college towns make the list at such a high rate. Boulder must be doing something right.

But extremely misleading if they are looking at municipalities.
