I'm sorry, WRM is right, I meant Brays Bayou.

No, not just Sunnyside. I'm think of all the areas I mentioned. South Union (Cullen and Yellowstone area), South Park( East of Sunnyside), Southside ( between 288 and Cullen and North of 610).

That entire area south of Brays Bayou (Douth of Riverside) all the way to Sims Bayou.

That area is stricken with poverty. I wouldn't say that area is gentrifying, but it is more a demographic change as they are going from over 90% Black a few decades ago to a greater influx of Hispanic.

Black populations have been leaving city homes for suburban apartments in droves while Hispanics have been buying in the city.

South Park was actually a white neighborhood in its infancy. It was a mainly geared towards white world War II veterans. The names of arterial streets in the area are all named after WWII battle sites. They are unicorns now, but surprisingly every now and then white families (usually from out of state) will buy into the area.

South Union in the last few years has topped the charts in murders. When people make out the inner loop to be the most dangerous part of the city it is because of this area.

When I think of dangerous neighborhoods I don't think Houston compares to cities like Chicago or even LA. Those cities have gang territories where you get shot just because of affiliation or being in the wrong place.
South Union, and South Park are different. They are just depressed neighborhoods. Both filled with old school drug addicts (crackheads) and so crime in that area are more geared towards getting their next fix rather than random gang shootings.

Give me any part of Houston night or day over some areas of Chicago, Saint Louis, Memphis, New Orleans...
