220 x Medgar Evers is the only un(der)developed major intersection in Jackson. Easy access via interstate is a big plus for big retailers. It is more attractive to a major retailer with a vision. That location is accessible to most of north metro (Ridgeland and Madison) and to major industrial suppliers (Sysco etc in Jackson industrial park.)

(I remember reading an article about that intersection a while back, around the same time the BP gas station in that intersection was opened.)

Neighborhood and Safety demographics of the area changes dramatically when there is a major employer(player) in town.

You obviously know nothing about planning, business or economic development. You should run for mayor of Jackson or some type of Jackson city government.

On paper, an interstate and a U.S. highway intersection would be an ideal spot to set up a major retail development. However, you must look at the area as a whole, namely income and safety. This is not an instance of "if you build it, they will come". Major retail businesses will not locate in an area where people in the surrounding area can't afford to shop there. Also, if there's a perception of crime (real or imagined), no one will come from other places to shop. The only retailers you'll get is Family Dollar or Dollar General.

Costco would make more money and have far fewer problems on an unknown side street in Ridgeland or Madison than it would along 220.

Retail is running away from most of Jackson that is not on I-55 and as the I-55 area grows past 220, some of that business will leave as well.

Major gentrification would have to happen around the area of I-220 & Medgar Evers before major retailers could locate there! The only major retailer I know located in that area now is Food Depot, and so far it's existence has done nothing to help the surrounding community. Putting Costco there would only put it's employees at risk of being murdered or robbed, similar to the whole reason why retailers like Piggly Wiggly, Kroger, & Dairy Queen moved from South Jackson .. Too much of a risk for their employees.

Costco would've been just fine on Lakeland where the dried up, underutilized Smith-Wills Stadium sits now, but the little leaguers over at Belhaven had a duck fit, & Delbert Hosemann literally started crying over the thought of Costco locating there .. What a bunch of crybabies. Costco still has a chance in Jackson though, County Line is a terrific corridor for someone like Costco.

Translation: the state is mean cause they wouldn't give Jackson some state-owned property. Wah
