Hi,

What are the preferred options for an elderly woman with only social security as income to live near the intersection of eastern and the 215 in henderson to be near her daughter and grand child?

She currently lives in Long Beach, California in a studio apartment that only costs her 200 or so dollars per month from her social security check... which is only about 900+ per month. it is a community for families of veterans. her late husband was in the army for 25 years.

Are there similar options in Henderson? She has qualified for Section 8 before in Santa Monica, CA.

What would a real estate agent charge as a fee to use his or her expertise and/or research to locate the best options?

A realtor will not charge your mom, they will get a commission from the landlord. Section 8 acceptance is not a spec that is on MLS listings. Your realtor will have to call the landlord and ask them if they accept the voucher.

is the first step to qualify for the voucher? does it offer her a set amount per month? or is the voucher dependent on the actual apartment and rent amount?

She might be able to transfer it under the Southern Nevada Regional Housing Authority program. You'd have to contact them to see if it transfers and how much they would cover. Generally they will say a recipient is covered for X amount of dollars but they will also make sure that the property the recipient intends to rent is not over priced.

I think they are not issuing new section 8 vouchers; I have no idea if you can transfer your eligibility over here.

Actually section 8 is a field on rentals.

Note that she has to have section 8 where she is. It is hopelessly impractical to try to get Section 8 in Las Vegas. She is unlikely to live long enough. But if she has Section 8 she can move it.

There are elderly housing options in Las Vegas. In fact much of the housing offered as public housing is age restricted. Check the Housing Authority. I don't think there is anything in that area but I do not follow it closely.

Sure, you can enter section 8 in remarks to try and find listings that way. I don't think you'll find many landlords who advertise that way. I also think the housing authority has a database they keep where landlords can sign up their property to be advertised on their website.

There is an MLS Rental field called ...

Sectn8Cons N

you can fill ir in Y or N when doing a rental listing.

If I was working a renter I would also ask on any rental that fit and said no. Particularly with an older and more desirable client.
