Pretty much exactly that. Sure, gates could potentially help make it tougher to steal a lot of goods quickly or easily, but keeping people out? Not really much benefit there. Manned security is the only real security and even then, it's good for keeping the riff raff out, but if some big drug lord wants you dead, they're not going to stop them :P

Send the HOA a warning letter. If it happens again, issue the HOA a fine.

Same periodically happens in our 'gated' community. Seems residents, mostly renters, are too lazy to use their key when they return, hoping it will still be unlocked. I slam it shut when I see it open. As for the HOA, ours in particular, WORTHLESS! Their function is to increase dues and 'selectively' enforce CC&Rs. And, as I mentioned previously, save your time dealing with the Ombudsman's office, a total waste of taxpayers money!

My complex is mostly the residents leaving it open bc our keys dont work and they haven't fixed it. Someone keeps propping it open with large rocks. We have the main gate that we just punch the code in, but constantly leaving the walk in one open is almost an invitation. It's not hard for anyone to follow the cars in, but that one closes. And they aren't that hard to jump over, but it just makes people feel safer than the one being constantly open.

I experienced this twenty years ago, living in two separate "gated" apartment communities, where the presence of the gates were highly touted and advertised as security amenities.

Nothing but a PITA. The drive in gates were constantly broken and left open day and night until they could be "fixed". They never were. The driveway gates were supposed to operate on ground sensors, but they were so faulty that sometimes I was locked in or out, the remote or keypad did not work. Not worth it. Same with the man gates, people would leave them propped open with rocks or whatever, so friends could come in to visit or who knows what. My first experience with vehicle vandalism happened behind locked gates, when I went out to my van one morning and found a back window shattered and the stereo removed from the dashboard with a hacksaw.

These experiences turned me off from gated communities for life.

People without gate codes just wait for someone in a car to open the gate and follow them in. Guard gated communities usually also have security personnel that drive around and look for problems, so that is better than just a gate. Guard gated communities have high HOA fees to pay for the extra security.

Residents shouldn't be letting people follow them in, especially if they don't know who it is.
