Both of us are early Baby Boomers, being born in 1948 and 1949. I'm fully retired and wife is currently working an "at home" job, but thru a Temp Agency. Job could be gone any month.

Currently living in Northern Colorado, south of Ft. Collins. This is our second time living in Colorado, being that our first time was from 2002 thru 2007. We've been back since mid 2019. Way too many things have changed, since we sold our house in Parker and left Colorado in 2007. Due to a new 600,000 sq. foot Amazon Logistics/Distribution Center being built south of Ft. Collins and a few other new industrial building going in south of Amazon building, the population/traffic/crime is going to soar.

Because of our serious interest in PRCA Rodeo, we thought South Las Vegas might be perfect for us. Like, the NFR in December and all of the monthly equestrian events at the South Point Equestrian Center. I'm a former member of PRCA back in the mid 80's thru later 90's (Team Roping/"header"), but only on weekends.

Had thought about Wyoming, but after a visit to Cody, Cheyenne, Laramie and Sheridan, decided against a move to anywhere in the northern states.

We figure, the older we get (I'm 73/wife 74) the less we will want winter. But, we do know what winter is about, being that wife is from Lincoln Park, MI and I was raised on a hog farm in northeastern Indiana and that we have a total of 8 1/2 years (two different times) living in Colorado. We are no strangers to blizzards and below freezing temps.

So, we are now wondering about a move to Vegas's southern end, not to far from South Point.

Be aware summers here last about 4 months and are hot. Winters are mild, rarely close to freezing and it almost never snows. South Point is an OK area, I live about 4 miles east of it. There are a lot of nice areas here. You might want a 55+ community like Sun City Summerlin or Anthem. Northwest area of Vegas is nice (Providence, Centennial Hills) and so are lots of areas in Henderson. You should work with a realtor and get to know the entire Vegas/Henderson area. Budget is a factor, prices went sky high, have come down some, but mortgage rates are high. If you're paying cash, you will be in better shape and can negotiate with sellers. FWIW, I lived in Illinois most of my life and got tired of winters, rain, and lots of cloudy/gloomy weather. I like Vegas but it's not for everyone. You end up spending time inside to avoid the summer heat, much like winters in states that have that weather. You might like the Reno area, not as hot up there, but colder winters. Tahoe area is beautiful.

First, won't be buying any house/property. Only renting an apartment or house. With the cost of 55+ communities, we couldn't afford a place there either.

We were at South Point last December during the National Finals Rodeo. Their equestrian center is huge and beautiful. The Buffet was great. Watched a couple of NFR performances at South Point.

Reno is too big for us and too much crime. Tahoe is much more expensive to live at than we ever be able to afford.

We know it can/does get hot in Vegas, but that is what A/C is for at home or in a casino. We will both be fully retired when we move, so don't have to worry about employment.

There are rentals available in Sun City Anthem, just like there are in Sun City, AZ.

Just checked - rental prices are higher in Sun City Anthem than Sun City, AZ, but they are available.

I see rentals in Sun City Anthem starting around $1800/1900, which is not much more than what you've said you pay for your apartment now. (Rentals in Sun City AZ start at about $1600 or so).

Regular apartment complexes in Las Vegas may have some of the same issues that you don't like about your complex in Loveland (i.e., younger tenants, tatoos, noise, etc.).

Might be worth paying a little more to be surrounded by friendly seniors.

However, I suspect that you'll find rentals to be more expensive in the Las Vegas area in general, just like Denver is more expensive than Loveland.

Henderson is very nice - that's a good suggestion.

Another place not too far from LV that you may like is Mesquite. Quite a sizable retirement population there, and somewhat of a "small town" feel. Easy drive to Vegas when you want to go to rodeo events there, plus Mesquite has some of its local rodeo action as well. Rentals may be less expensive there than in Vegas.

And you want to move to South Las Vegas? Vegas valley can only grow in 3 directions: North along I-15 / South along I-15 / Northwest along 95. Low congestion / traffic / crime is not going to happen in the area you're looking at in the upcoming 10-15 years.

The thing about the 55+ communities is it's easy to meet people and the amenities/facilities/clubhouses are incredible. Indoor pools, gyms, etc. All Sun City properties here are worth looking at in my opinion. The problem with rent is it can go up so much you can end up not being able to afford it and have to move. That has happened to a lot of people here (and everywhere).

Agreed. Huge amount of growth here in the past 5 years. It has slowed down recently due to rising prices and mortgage rates.

Crime is Reno is worse than Vegas? Reno is bigger than Vegas? Check out Carson City if Reno is too big.

Combine the totals for Vegas, Henderson and North Las Vegas for the population in this area (1,243,101) vs Reno (268,851). Reno is 21.6% of the size of Vegas.

I think the population of Vegas is north of 1.5 million now.

You do realize that Vegas is bigger than Reno? I also live in NoCo but I've spent many years visiting relatives in Vegas. It is not a place I would want to retire due to the 120F Summers and the amount of crime.

I lived in Reno for 14 years, I never considered it to be big, and didn't see or hear about a lot of crime, and compared to Las Vegas Reno is quite small. But with those concerns in mind- how about Carson City or Gardnerville?

Wyoming is much more adverse weather and as you go further north it gets much colder.
Too bad your trip to Cody and Sheridan, you weren't able to check out Buffalo and Gillette.
Consider now that you are considering a desert state and a completely different geographic area and lifestyle.
It won't be as extremely cold as the other states and places you have visited. Nevada is a dry state.
