Why so serious?

I'm not sure which is worse:

• That some people feel the need to insult other people for disagreeing with them.
• That some people feel very superior to others, often unjustifiably.
• That some people feel both ways, and therefore are insufferable to others. No need to worry about them reproducing.

As a landlord of several single family homes, it is never going to happen unless you have overpriced in the beginning. recently the largest cost increase as been property taxes, and insurance. Add to that the labor costs for other repairs all due to inflation. I have long term tenants. That is not to say they get a bargain on rents, they are at market or just under it. in the end, this is an investment business, with ever increasing costs. the best landlords always keep the property looking good, and repair broken items immediately. To do this, we must have responsible tenants, which is not easy.

Good post. Also be picky with new tenants. I value peace of mind. Good point about fixing things asap…a tenant that knows you care about them will in turn care for your place.

I was a landlord for 25 years (not Las Vegas) and being very selective about tenants is critical. I had great tenants and I treated them right. I was very hands on me doing most of the maintenance and repairs myself. All repairs were done less than 24 hours. I kept the units up well and my tenants appreciated that. Rent was always paid on time.
That said, I sold out in 2014 to move to another town. Reading what’s happening today, I wouldn’t be a landlord again.

Very few flippers out there now. If a house was bought its probably going to be lived in by the purchaser or rented out. At some point in the chain that's good news for those rooting on rental deflation. Problem is the flow of new residents isn't abating and that's keeping rents from dropping. I'll believe rental rates are "plummeting" only after I see it. Until then all these videos are just clickbait generating a nice check for their creators.

Default Anecdotal

My daughter's rental complex recently listed a comparable apartment to hers for almost $400 less than she's paying. The vacancies are a little higher in the past few weeks, and most of the available apartments are $250 to $300 less, and that's still too high. Her lease is up and the end of March, and I'm encouraging her to come home, save her money and wait out this rip-off.
