To be honest, at some point I too entertained the idea of a mobile home around LA... until I saw how much the average lease was. Still don't quite get why anyone would want to do it. Just doesn't make any sense.

  • Situated in the gated community of Canyon View Estates this plan # 4 boast 1610 sq ft of living space. Buyers go to the Canyon View office and choose your exterior color. Seller to pay for painting at the close of escrow. With its vaulted ceilings the home shows light and bright. The kitchen is spacious and has newer flooring and an island in the center. Relax in the backyard and enjoy the views. Canyon View Estates is a leased land community. The land lease for this property will be approximately $983/month for the new homeowner. That's correct, you purchse the home & lease the land. Not an REO, Not a SHORT-Pay! This is a STANDARD SALE!!!
Not something that gets me too excited. Maybe some people like renting the dirt.

It's really just like a mobile home park, you have to lease the space or move the home. LOTS of them in Santa Maria.

If you really want cheap property in CA then look in Pioneer, Brawley,
or Taft, just a few places where there are many under $100,000, some under $50k with land and not all mobiles.

I know for certain that many many short sales are listed with a "false" price. IE, say comps show homes in the area selling at $375K. But you find a short sale listing in ok shape listed at $289K. I guarantee you, if you offer $289K, or even $300K or $310K and are not paying cash, you have absolutely zero chance of getting the house. The bank lists at that price to entice interest, but has no intent of selling at that price.

Yep, they have been doing the same thing in San Diego for the last 3-4 years at least. They list a dumpy little fixer-upper for 80K and get a bidding war started on it....eventually selling said property for 140k.

Do not, I repeat do NOT, purchase a home in Canyon View Estates until you have a good real estate lawyer review all paperwork before you sign anything!! Consider yourself warned.
