I agree with tomocox here, being a Landlord shouldn't be a long -distance venture,because you don't know how someone will treat your property or pay rent on time or at all. I think one should be close by their properties so they can an eye out on them and collect rent while at the same time see how it is being kept up.

Default Long distance landlord

Love to have you relocate to the Louisville area but being a long distance landlord can be challenging.

In a lot of cases you'd renovate the home, rent it and then have to renovate again once the lease had expired. Not to mention the effrot required to keep it leased and keeping up with tennants who may be less than timely about paying rent.

You can always hire someone to manage the property for you if you weren't as concerned about making a profit and just cash flowing it.

With all you have on your plate I'd consider buying and renting very carefully.

Also, where you have rental property and where you'd like to live often are very different.
