What are the most rich residential places in Louisville, KY? Most expensive homes and neighborhoods?

Actually Old Louisville isn't that affluent because it is mostly student renters.

Areas along US 42 from Blakenbaker Lane to Prospect are the most affluent, Anchorage and the Old Henry Road area would be a close 2nd

How about lake forest country club on old henry road east of 256? I can see some mansions with golf course in the community. Are there any other places richer than lake forest country club(Old henry rd) in Louisville? How about schools for this community? Any pros and cons? Help is really appreciated.

Lake Forest is nice and it is a more expensive neighborhood, but it doesn't really compare with some of the upper end areas.

Are there any rich neighborhoods than this in Louisville? Why doesn't it compare with other areas? If I buy here does it have resale value and appreciation?

For someone to understand property values in Lville, it is important to know the cities' geography. Get a map of the county and follow I-71 and the River, starting immediately EAST of downtown. Along Brownsboro road; Mockingbird Valley, Indian Hills, Glenview, Wolf Pen Branch, Covered Bridge Road are the most expensive roads and areas in the city. The most expensive homes are along River road through all of Wolf Pen Branch Road. In fact, there are several 2-3 million dollar homes under construction right now along Wolf Pen Branch between US-42 and Norton Commons.

You are right. It is not even a comparison. In fact, these are some of the riches cities in the COUNTRY:

Lake Forest really isn't all that wealthy, although it is in the upper eschelon. It represents Louisville's growing spralwburbs of new money and transplants, something I understand did not exist as much before. It cannot touch the old historic money along river road bluffs like around Glenview Avenue.


Here are the wealthiest places in KY. As you can see, virtually 90% or more are in metro Louisville. In fact, the top 10 are 100% in Jefferson County. Furthermore, this doesn't include any Indiana suburbs like Floyds Knobs that would make the list. For this reason and many others, Louisville is literally nothing like the rest of the state:
