In some areas, where prices seem to be appreciating there is an ownership type that allows a two unrelated parties to purchase a house together. Ownership is fractional based on what percentage you put into it.
For example:
Betty wants to buy a house for $250,000. She has $200,000. She wants to live in the house, maintain it, and fix it up a little over the next 5 years.
Roger would like to invest in property, but he has no patience for maintenance, or tenants. He has $50,000 to invest.
Betty & Roger have an agreement to share in the ownership of this house. Betty will own 4/5ths and Roger will own 1/5th. Title relects the ownership as tenants in common.
When they agree to sell it they will split the proceeds along the same lines as thier ownership.
