The housing market is not "collapsing" in Nashville. There is more inventory now than the same time last year, and the market is trending less favorable to sellers/more favorable to buyers. But prices are still higher than many or most other cities of the same size.

From what I understand, there aren't many bidding wars anymore and buyers do not have to waive contingencies. Also, buyers probably don't need to submit 400 offers to land one house anymore.

I'm not a real estate expert or in the industry, but I would describe the local market as "normalizing," and not "collapsing."

Collapsing, or just cooling? Sales in Nashville are down 20% year over year, technically a crash in sales but that was from an overheated level a year ago.

Median sales price is up +17% year over year.

I would say Nashville is cooling, not collapsing.
