Hey guys!

Wife and I are considering moving to TN, around the Nashville area or associated suburbs. We are 41 and 38, with no kids. We have relatives in Mt. Juliet but I'm not crazy about that area as it doesn't really have a walkable downtown like Franklin or Gallatin. We are comparing moving to TN with other areas like Texas, North Carolina, Georgia and Florida. Looking for somewhere warmer, cheaper, and more conservative as we are in the NY area right now.

We know TN has no state income tax like Florida and Texas and it seems cheaper tax wise than North Carolina. (looking at Charlotte area).

Our incomes are between 90-100k each.

Would that be enough to live comfortably in TN bc in NY it's considered lower middle class lol?

With no kids, you could live comfortably on that income. In fact, you'll be giving yourself a decent pay 'raise' in what you save in income tax. From what I've heard about NY it'd be around 18-20K a year. That would help you buy a very nice home in Fairview in Gallatin for example. I picked that place because you mentioned Gallatin, and it has lake access. It also has two golf courses if you're into that.

In exchange for no income tax maybe pay 10% for most items sales tax. Depends on city/county rates.
Cheaper TVA power. Your choice if you want gas HVAC.

If you have no other debt on your incomes do fine.

That is plenty of money to live in middleTN and would be considered upper middle class. Taxes are cheaper as well as utilities. You may check out Murfreesboro too if your looking for a historical walkable neighborhood.

Given your criteria, Columbia and Murfreesboro stand out to me for overall value. Both have growing and have walkable historic downtowns and lean Conservative. Murfreesboro has many activities and amenities, shopping, and dining options. With your incomes, you could live very comfortably in either area.

Might East Nashville be an option? It's an easy drive to Mount Juliet (outside of rush hour) and East will only become more walkable as the land along the riverfront is developed.

We just left CA four months ago and bought a house in Brentwood and LOVE IT. We also have two teenagers so schools were a huge component of our decision.

Are you planning on having kids?

Franklin is a great place to be. We weren't as crazy about Mt Juliet either.
