I have a 1,000 SQFT house with a basement and an attic that isn't tall enough to be true living space. I'm thinking about adding a second story but only if it makes financial sense. Does anyone know what the current cost of adding a second story in North NJ is? How much with and without replacing the foundation. Thanks

I was hoping someone made a similar renovation since 2020 and could provide me with a ballpark $/SQFT number.

What if they love the house. How long does it take to add a second floor on a small house? A couple months?

So many variables go into what the actual cost will be based on the uniqueness of the house, and what the actual plans are, but it’s probably gonna run closer to $100,000 factoring in increased cost of material electrical plumbing HVAC work. it cost us 50k to put a small living room on and 65k to add on a small bedroom

Also figure out what the selling price by sqft in your area. For general rule of thumb, if youre adding 1,000 sqft and the selling price is $300sqft in your area adding $300k value into your home. Costs of material/inflation/labor are up significantly, so id prepare for some sticker shock. Just did a 10x5 bathroom renovation which I was told by friends, realtor and a google should be $10-15k was $35k and closer to $40k with some changes to the project. Prices have doubled this year.

i have a 2nd floor in my small cape and currently in the process of adding a couple of bedrooms and a bathroom. For the most part, the bedrooms are being built in space that I have been using for storage so i am 'building up' and not 'building out'. The entire job is costing me ~$200k.
