I don't want to oversell this area or insult north jersey, but I'd live in a cardboard box to avoid having to live above exit 109 and all that traffic. Here we have the ferry to NYC if you're unlucky enough to have to go there, I've seen people line up like cattle at Penn Station, no way sir, no train for me. The beach is right here, as well as towns and restaurants people come from all over to visit during the summer, it would all be yours.
I understand if that house is a bit small, big piece of property though and you could add on in time, anyway, it was just an example. I'm obviously a big fan of Monmouth County, if I didn't have to commute I'd look hard at Middletown, Red Bank, Tinton Falls, Shrewsbury, Long Branch, Ocean Township, and you never know, you might get lucky and find something in Fair Haven/Little Silver/Rumson, it could happen. I think that getting a house for your budget in Central NJ is going to be difficult. In my part of that region, homes of 2,500 sq ft are now typically selling for $700k+.
The response of “Central Jersey” is still vague. Does that mean Toms River? Marlboro? Edison? Brigewater? Clinton? And how close exactly do they desire to be? These details matter. Not trying to be a jerk here, but help us help you.

Just along the beach and in central red bank, no biggie. Do you have a high speed ferry, 10 minutes away from your house, direct to NYC, while living 50 miles from NYC? I didn't know there were more of those. Again, I didn't mean any offense, I grew up in Monmouth County and we dread going North of the Driscoll Bridge, and when we have to drive up to go to northern destinations it's a white knuckled nightmare.
Also, I feel the need to let people know about this area because this forum leans northern NJ, somehow Monmouth County is still under the radar for many people.

I lived most of my life in North Jersey, watching my area go from semi-rural to overbuilt suburbia with too much traffic for the roads.
Twelve years ago I moved to not far from Exit 109. The traffic there is just as horrendous as north Jersey and getting worse as the overbuilding takes hold there, too.
Route 35 crawls very slowly through Monmouth County every day at rush hour, the same as NW Bergen County. Shrewsbury Avenue, Newman Springs Road, etc., you will go nowhere fast.
