Sheesh does everyone list their rental through a realtor nowadays? Was toying with a move back to NJ, renting, Not interested in buying but you find something for say $2K, you need of course the first months rent, 1.5 rent security so you're already up to $5k now I'm supposed to hand a realtor $2k for listing, some pictures of which most of them are lousy and showing apt?!!!! Is background check fee even included in that fee? At most a background check is $100

I honestly don't know how people do it

Checkout craigslist. Unfortunately the state government has incentivised people to become unethical scumbags when renting and I suspect landlords are protecting themselves more than ever.

I had a neighbor a few houses down from me get evicted and they threw his entire house in the street. It was a beautiful $750k home and I had no idea that the house was even a rental and he was there for 10 years. The guy just took advantage of our government tenant laws and stopped paying the rent for a couple years.

Check out Apartments.com, Craigslist, and maybe Facebook marketplace. You can find some mom and pop landlords
who do not use a realtor.

I really cannot blame landlords for protecting themselves as a bad tenant can get away with not paying rent and destroying a property. I myself would not get into that business due to laws that protect abusers of the system at the landlords expense so that is not for me.

I get landlords are trying to protect themselves but using a realtor is no guarantee you still won't end up with crappy tenants.

Always bothered me collecting a fee from the tenant in NJ. In many other states, the landlord pays the realtor fee. In Florida, the agent collects another fee if that tenant renews the lease.
