I went through a broker because my credit was no good and I was in a rush to find a new place. She found me an apartment but because of my bad credit, the landlord is being very thorough in assuring I'm responsible (understandable). He wants to speak to my current landlord to make sure I'm not a bum. I gave her a check for the broker's fee and the security deposit along with some income verification stuff to show the landlord I was serious. I signed the lease and she sent it overnight for the landlord to sign as he's out of state. I went to the realtor's office and checked everything out, it's legit. I spoke the the landlord, verified his info and everything.

The check I gave to the broker at the realtor's office for the broker fee was deposited today.

Since they can't charge you that fee unless you get the apartment this means I definitely got the apartment right?

Even though she told me I did I'm just a very paranoid person and until the keys are in my hands I'll be skeptical. I'm anxious to start packing, throwing flaming bags of poo at my current neighbors, etc.

Here's to hoping I'll already have the keys by the time someone replies!

In my only experience with a broker and I was in a major rush to get an apartment (i had 4 days to look and secure an apartment) i gave my security deposit to my broker at the same time I put in my application for the apartment.

As I mentioned in response to your other post, if the landlord decides to rescind the conditional offer that they have given to the broker, your money will be refunded. However, when brokers have a check, and want to get paid, they deposit the check, so that it clears, as soon as the landlord has accepted the application, and given an indication that you have the apartment.

As long as everything goes well with respect to interviewing your current landlord, you should not have a problem. And, it sounds like you did your due diligence and know that this is a reputable broker, so you should not encounter any problems with getting a refund if the new landlord does not accept your application.
