Question: Providing Washer Machine Hookup. Is area worth to make the investment for the convenience for tenant to be able to install their own washing machine.

Area in question: Elmhurst Queens. Specifically between Roosevelt Ave and Broadway On Elmhurst Ave.

I currently looking to purchase a 3 family and fixing it up and thinking whether to go through the investment of getting permits and construction cost to provide this convenience. It quite expensive and so is the water cost involved as I would have to foot the water cost for tenants since there only 1 water meter.

I thought dishwasher would be worth but not sure of washing machines.

What are your thoughts also is Elmhurst an upcoming area as I see lot people are going outside of Manhattan.

I'm looking at that area too, but to purchase new condo there. Would be interested in how Elmhurst will develop.

Most rentals do not have those luxuries. Although you can ask for a little more rent for the unit, you will still be responsible that those luxuries are working.

Laundrymats are all over the place, and the usual method for people to wash clothes. You may want to dedicate a open space for tenants, to share a washing machine, something to consider.

I'll give you a real honest candid answer about that area. My good friend is NYPD and works that precinct. While most of the people are hard working lower middle class, it has some serious problems as it relates to sex trafficking, drugs and the Mexican/Colombian cartels. Pablo Escobar used to own many of the streets around there, just to give you some context.

As for your investment, I really have no idea. That area hasn't really changed for the better since I was a kid dating back to the early 70s.

It is a safe area and the rents/home values are going up more and more. It is certainly a good investment, if OP can comfortably afford it.

Elmhurst and Corona might be a little slummy, but if you look at the NYPD maps, they're not particularly dangerous.

Don't do it unless they are paying for their own heat.
Water may not put a dent in your budget but as soon as it get hot watch out...it's gonna burn......

This is useful. There is a new luxury condo development about to be finished on 82nd st near the R Elmhurst Ave station and I was thinking of purchasing a unit there, but the higher than average crime rate in the area has me worried.

Elmhurst has high crime? I never thought of it like that, its precinct seems to have a very low number of homicides
