We are moving to the OKC area this summer, husband is working about as far West Yukon off hwy 66 as you can get. We are considering all areas from Piedmont down to Mustang, found a subdivision just South of hwy 152 the husband really likes, and as far over as maybe Bethany-ish. Also like the area west of lake Overhouser off 10th (not sure I spelled that right, still learning everything up there) Not real crazy about what we have seen so far in El Reno.

Will be me, the husband and two college kiddos one will be going to UCO, the other to OCCC or Rose state, still weighing the degree options.

Looking for a country feel, but close enough to everything, shopping etc and not to much of a commute for the kids.

Looking for 1200+ sq ft house, less than $140k, 3 bed with at least 1 and a half baths 2 would be better, a 2 car garage, with a large(about half an acre) back yard for gardening and the dogs to run around, big enough for a workshop if it doesn't already have one. Must have a little space between houses, we do not like stepping out the front door and being in the neighbors bathroom..gotta have elbow room , and of course safety is a concern.

So, any area referrals anyone can help with?

Contact local realtors, ask to have you set up on the MLS search and go through every new listing within your criteria with a fine toothed comb. We did a 12 houses/4 hour marathon. Realtor provided us with details from HOA to fotos and maps.

Where are you moving from?

Coming from the SW corner of OK, Blair, so we are used to very rural living.

I get around the Mustang/Yukon area. Shopping is moving to Yukon. Big box stores. Four grocery stores within a few miles of each other; fruit/vegetables are still not overwhelming. 152 in Mustang looks like the fast food capital of the world Roads are in pretty bad shape. New construction will be difficult to find, lots of cookie cutter hamster cages are going up.
A log house with two car garage has been for sale on South Cementary between Mustang and Yukon. The realtor sign is Berkshire Hathaway.

Yukon would be my choice. Mustang might have better upper end housing stock but for what you suggested Yukon probably has more. Actually, you'd get the best bang for your buck out in El Reno. It'd would be a really short commute to west Yukon and they have a Junior College right there in town. From El Reno it is probably as close a commute to SWOSU in Weatherford or USAO in Chickasha as it would be to UCO.

Yes, we have noticed LOTS of cookie cutter housing and the hubby is extremely against "gated" communities and hoa's.

Yes, we have looked into El Reno's college and albeit is nice, they don't offer what she is interested in. The hubby is actually "living" in El Reno right now (on days he works) he has decided he likes Yukon, way more than El Reno. It would be so nice if all the college's offered the same programs, but then they couldn't take all your money...lol

Your price point does not cover a gated community. You will find your options in new or newer construction limited if HOA is a "no".

It will be somewhat difficult to find new or rather new construction without HOA.

We won't be looking for newer constructed homes, so that is fine.
