Which is why I did not move to TX. Tx has a higher rate. Ca has higher assessed property values. Both are high. However the topic here is Ca not Tx.

But the property taxes will not rise more than 1-2% per year, hopefully forever. No surprises. Thanks Prop 13!

So are you comparing OC house prices or CALIFORNIA house prices? Because there are plenty of cheap houses all over California . They just aren't in OC.

Aside from the price discussion, I would consider Irvine for the highly rates public schools, planned community villages, low crime, centrally located (jobs, access to 55, 405, & 5 frwy), lots of new housing to choose from, clean, no questionable neighboring cities to worry about. However, like most things in life, you get what you pay for, Irvine is not cheap.

Vincent from norcal is speaking the truth. It would be easier if we knew a few more things. My parents moved to CA from Iowa in the 80's and originally my father commuted from Norco (we had horses) but the commute was too much (91 OUCH) and my mother wasn't satisfied with the schools there. We moved quickly to Laguna Beach and he now lives in Aliso Viejo. We were definitely middle class (but got in before it became outrageous). Unless you work inland I'd avoid Anaheim Hills, Yorba Linda etc. Lake Forest, Mission Viejo and Costa Mesa are "affordable" places to live - just watch out for mello roos.

Kind of... it is true that Prop 13 limits inflation factor increased at 2 percent per year... it is also true the voters can approve additional assessments and some in my area can cost hundreds of dollars...

Unlike you, I am trying to stay on topic where the original poster was asking about Yorba Linda. High property values thus high property taxes.

Case in point, Huntington Beach. You will have an additional assessment just to pay for city employee retirements.
