My wife and I are planning to relocate to either Freeport or Niceville within the year. We love the Santa Rosa area, but don't particularly want to be around the beach traffic. I am a newly licensed real estate agent and am looking for the best location for Home life/Work life. We have visited both but that will be different that actually living there. Anyone have strong opinions on one location or the other? My worry is that Freeport is kind of a dead town outside of Hammock Bay etc. Thanks for any input.

Freeport is kind of dead. Hammock Bay is just a neighborhood, and while nice, there isn't much dining or other entertainment. But it does give you proximity to the 331 bridge to get over to the 30a area.

Niceville would provide more of that, but not that much more. People live in Niceville for the schools and also to be close to the AFB. That drives the prices of the homes up and homes tend to go pretty fast.

Depending on your budget, home size requirements, school requirements, and other factors like hobbies it's really hard to say which would be a better fit.

One factor that makes it tough around here, is in most places it is recommended you rent before buying. That is really tough here in Niceville, as we have limited inventory and a constant influx of people coming in that need it (military) who have housing paid for and therefore landlords can charge accordingly.

Why have you selected these two particular areas?

Freeport is pretty remote, and Niceville is very military-oriented and quite transient. If you and your wife have no military connection, it may be hard to "fit in" with the community.
