Most appraisers look for less than 90 days sold & with 10% of above ground square feet, within a 1/2 mile of the subject of similar age.

Then each appraiser has different priorities - some go out a mile, more for rural property first, some expand the square footage to 15% of subject.

Most houses aren't 5000 sq ft.

I bought my first home, a condo, with Redfin.....so here is my take. Redfin is best for people who are knowledgeable already with the market, good with computer and organized. I am that type of person, so working with Redfin was fine with me. If you are the type that don't have your tax returns for the past 3 years neatly organized on your computer by folder and by year, lol.....then you might not like Redfin.

It's like going to amazon...find something you like, then rest of the process is going to be automated and as little as human interaction as possible.

It's a "phished" copy cat website of Zillow and other "phished" copy cat website as well. Stick with Realtor.com

assuming Redfin has agents in your locale, it's far superior to Zillow. It's not phished at all - they have their own IDX feed, since they have to.
