I think I'm going to pay a flat fee listing agent/ Transaction broker? to list my house on the MLS. I am willing to pay the buyer's agent a 3% commission and I would need to pay $99.00 to the listing agent. On the MLS will agents see what commission rate I'm willing to pay? It sounded like 3% would be respectable as the listing agent said that typically buyers agent receive 2.7%.

I am seeing what the agents on here are saying about the usefulness of open houses as it seems like a waste of time and I would prefer actual buyers that are serious enough to set an appointment to see the house as I am obviously not trying to get clients.

Yes, the buyer's agents see the fee you are offering because your listing agent is maintaining the multiple listing for you online. The commission you set is generous.

Definitely have an open house! It's worth it just to get the agents in to scout it out for their clients! I'd offer beverages, some cookies.

I've sold flat fee mls many times. Two sales were through open houses. Yes, you'll get people who just love to tour. But you're also going to get the agents and the parents who are on the hunt for homes before school starts and find open houses the easiest way to view as many homes as possible on the weekends to rule them in/out. If they like it, they'll schedule a second viewing.

Tip: have sign in sheet for the open. Have the person check off whether or not they are being rep by an agent. That way, if you sell, you know whether an agent is due a fee.

Be prepared for the most idiotic questions: is this a closet? Is this the kitchen? I kid you not. Just be very calm, and smile.

Don't forget to bake some cookies about 20 min before they come tour!

Thanks Mommy! I've been having open houses and so far the most questioned is whether the brick fireplace works or not.

I just realized how important the MLS is as I went to two other open houses and they were busy & I only had one couple come thru that happened to drive by. When I saw that my house was nicer then these other two and they were packed I decided that tomorrow I will get on the MLS.

Yes, it is almost always stated on the MLS listing what the co-op fee s.
