Is making an offer on a home that was taken off the market rocket science? (closing, percentage)

as it is, there's been a WHOLE lot happen in 1+ years. I don't recall anything about an APPRAISAL being done.
I did an appraisal to show my husband we weren't overpaying. The appraiser didn't get in the house obviously. But it came in exactly where I said it should.

So you paid an appraiser to do a drive by appraisal on the home? Probably overkill .. comps would have told the same story. How long have you been after this one house? From reading the thread it sounds like quite awhile now. Buyers that are paranoid about overpaying miss out on a lot of homes.
I had a buyer like you back in June that gave me all the reasons the property was overpriced. I didn’t even bother to respond to their letter, bank pre-approval and PSA. Three weeks later, I was in contract with a different buyer who was a cash buyer at 97% of list.
I was just giving the details of the conversation because up to this point, the seller's agent has responded very negatively to any attempts to have a rational discussion with her regarding the whole thing.
We did not put an expiration date. I have a feeling they will reply and it will be soon.
Thanks!! I don't get the whole you shouldn't be emotional about it. If I wasn't emotional about it, I wouldn't even be buying a house in this crappy market that has little hope of improving in my lifetime. But while I might be emotional about it, I have also said that this is my final offer as well. So if they came back and said give us $1 more, I would not.
$1 more and you walk .. I don’t believe that you would be that stupid. You can find a $1 in change under your car seat I bet.

You didn't read the thread. The house was on the market a year. I comped it plenty of times. Every realtor in town that I talked to said they were way overpriced. The only other offers they got were much closer to me than the seller.

I read the thread and timeline .. over priced or not, looks like the seller wants to keep the house more than you want to buy it. If you low balled the seller and they aren’t responding you probably poisoned the well going forward. I have had buyers low ball me and my reaction is no response to any of their offers even if they come back with a better offer.
You can't walk in this late in the story and expect to understand.
It is all written down .. sounds like a convoluted emotionally charged mess.
