I have had past experience in this area and I would not trust either of those two to get this information for you. In some of those small PA towns, if the property has been vacant for a certain period of time or longer, buildings are automatically down zoned, meaning you might only be able to rent to one tenant instead of two, or two tenants instead of three or four. So you can't count your cash flow until you find out the town rules. Good luck.

Thanks James. Yes the property had 2 small law offices and a shop on the first floor. The law forms moved out a while ago and the lease on the shop is almost up. My plan is to do an Airbnb but I need to go to the county office and confirm I can do this. It's zoned for commercial, but I need myself to go and confirm an AirBNB is allowed. Many cities have different rules with Airbnb.
Totally agree with you. My wife mentioned this to me as well. We will not accept someone else telling me what we can and can't do with the property unless it's the local government and they have something in writing or online. I would never trust a agent nor attorney with this. Too much risk involved.
