Again, part of the job. I had to explain to a reviewer how a home could increase in value from one dollar 2 years ago to 450K now. I had a FHA reviewer almost knock me off the roster for not using a house that sold next door to the subject. It wasn't even listed when I did the appraisal. You just deal with it and move on. And with AMCs it's only going to get worse.
