How effective is having a Youtube channel for individual agents?

I notice a lot of agents have Youtube channels to push the location they work in. There are also people that just discuss various towns or cities, and cater to people looking for info about these towns/cities they want to move to. I am not sure if these people are also agents. They talk about demographics, home price ranges, school quality, and amenities.

Is it individual agents, or the brokerage that designates one of their agents to be the face of their channel?

I see it as a way to more "Personalize" themself on the web to potential clients and not as much as a sales tactic.

From my experience as a former Realtor, it is a was a way for potential clients to informally get to know me and possible generate a lead to buy or sell. Not a true "marketing" tool. Leave that up to the MLS.

My former broker, who is still very successful, uses her FB page to relate to her clients. She is passionate about horses and animal rescue. That type of information is readily shared there for current, past and potential clients. Works for her and gets lots of praise. Of course, her FB page links to her professional internet site for her Real Estate business.

To each their own.
